West CAP’s Community Housing and Development Organization (CHDO) provides experienced and comprehensive Property Management Services to all West CAP projects. Services include selecting, training and monitoring site staff, marketing and rental management, grounds care and landscaping services, snow removal, maintenance and all other service contracts, monitoring accounts payable and receivable, taking action as needed to enforce rules and insure timely receipt of accounts, provide for bookkeeping services and financial report distribution, and generally insuring for the smooth operation of the property.
West CAP also provides Asset Management Services for all projects in which we are partners. This involves assessing the capital improvement needs of a property, reserve account requirements, financial management, setting rental policies, and fulfilling all lender, investor and governmental agency reporting requirements.
CHDO also provides Property and Asset Management services on a contract basis for other properties.
West CAP offers rental opportunities in ten communities: Barron, Clayton, Colfax, Ellsworth, Glenwood City, Rice Lake, Phillips, Hammond, St. Croix Falls, and Boyceville. Each offers thoughtfully designed, energy-efficient town homes or apartments. West CAP’s properties do not allow pets.
West CAP also offers Senior Housing in Chippewa Falls and Menomonie and Student Housing in Rice Lake.
Heritage House – Phillips, WI
This development is located in the center of Phillips, WI just off U.S. Highway 13 and within walking distance of the downtown stores, City Hall and the library. Heritage House Apartments was the Phillips high school and was converted to apartments in 2002 and is on the list of Wisconsin historic buildings. It is a beautiful three-story twenty-one, 1 and 2 bedroom apartment building primarily for seniors. The building is handicap friendly with an entrance ramp, elevator and all interior apartment entries. The amenities include, a community room and onsite laundry facility. Sunrise Meadow Limited Partnership – Barron, WI
Sunrise Meadow was built in 1997 and is located on the north edge of Barron in an attractive rural setting while providing a short drive from the downtown area. The site consists of six buildings with 24 town home style apartments. The development includes twelve spacious three bedroom town homes, and twelve one and two bedroom single level town homes. There are eleven single car garages available to tenants for a monthly fee.
These units also include efficient kitchen and heating appliances. Including; fully equipped kitchen, range, refrigerator, dishwasher and garbage disposal. In-floor radiant heat is included in rent.
Sunrise Meadow II LLC – Barron , WI
Sunrise Meadow II was built in 2007 and is located on the north edge of Barron in the same rural setting as Sunrise Meadow Limited Partnership.
